A friend of mine has a novice interest in property investment. They seem to have been swept up in a bit of a frenzy by social media, ‘now is the time to buy’ etc.
They seem to think high debt, interest only mortgages and jumping in with £500k property’s is the way to ‘get rich quick’ through buy to let and flipping to make cash from debt.
Of course I don’t agree, and none of you will either im sure.
It all seems to be eminating from these online ‘Gurus’.
They were on a webinar I overheard and an ‘investment club’ (which seems very amatuer IMO) was talking about £4k fee to join an inner circle of experienced investors, mentors etc to kick start your investment portfolio.
I know this is a scam - what I am looking for is something that backs this up in an objective way to convince them.
I could go on a rant for hours about it but they wont listen and I’ll probably lose a friend.
Any suggestions on how to help without causing a rift? Any similar experiences?

This sounds like all of the Work From Home Courses and Get Rich Quick Courses, AKA scams, that are all over the internet.
At the end of the day, if these people had some secret for investing then:
Why would they want to share it and create competition for themselves?
Why wouldn’t they just take all of their incredible wealth and piss off to a tropical island full of fresh lush grass and luxury milking stalls?
These grifter gurus make their money from selling courses to people who are too trusting. Your friend isn’t a gullible fool or an idiot, they just trust people too much. As Super Hans once said, “You can’t trust people.”
Imagine if he just invested that 4k in a global tracker and let it go to work for them. These people prey on the desires of people to get rich quick and as per other comments you have to ask why would they share their secret recipe if it really was true.
These ‘gurus’ are masters of psychology and sociology and prey on the vulnerable human aspects, namely greed and lately FOMO!
Many years ago, I was on holiday in Thailand and nearly ended up buying a time share property… I am not the gullible type but even so, I very nearly got swayed until I fortunately came to my senses!
All the information people pay for is free and available on the internet; granted some is a little harder to find and more obscure but if somebody desires to learn this stuff that so called “Gurus” are selling they would spend the desired time finding the information for themselves.
