I see the new REITS haven’t been put in the ISA because they are taxed differently, how come BCPT is in the ISA when this is also a REIT ?

BCPT actually isn’t a REIT, although that may change as they’re potentially planning a conversion. Right now though, AFAIK, BCPT are structured as a traditional investment trust that happens to invest in commercial property, as I don’t think they’ve completed that conversion.

Do you think your user base are aware of the tax implications of REITs? Should there maybe be an additional page before buying one of these warning of this/ perhaps putting a portion of the dividends from this in a different pot named: tax.

Just an idea.

Property Income Distributions were a real pain for me in my former roles. Hoping the registrar gives you the appropriate Dividend vs PID split (especially when that payment is made by way of Crest settlement) and then posting 2 dividends in your back office system. Then dealing with the client phone calls asking “why do I have 2 payments” or explaining why the PID is now (potentially) taxable in their hands if outside of an ISA was arguably more trouble than it’s worth. You’ve gotta suspect a detailed run down on REITs is coming from the marketing team to your inbox shortly!

Regarding Dan’s Inmarsat question - yeah, another slightly curious one. Looks like the offer is at $7.21 and currently trades at circa £5.75 so the market is pricing in that this is going to happen - otherwise the price would deviate more from the offer. Not sure the time, effort and cost of getting that on the platform were entirely warranted given it’s potentially short life span. Still - if people asked for it - then give the people what they want.

Essentially the dividend equivalent of REITs is taxed at the basic rate (20%).

Big Yellow Group (BYG) is a money making machine. One of my all time dividend favourites held in my SIPP since 2010.

From memory it does. This would appear an error. Unless it’s only available as an instant trade rather than as part of a free/4pm trade.
