There’s actually too much to source everything but at the moment the best I can point you to is last years removal of mandatory housing delivery targets, replaced with advisory ones and then when the new National Planning Policy Framework document comes out then I’d advise you to read that.
I’m second guessing what’s in that update but I can’t imagine it’s going to require more houses to be delivered. It’s meant to be out next week now, having been delayed from the first release that should have been in spring this year, then November, then last week, then this week and now today’s news is it’s next week

Perhaps you’ve taken umbridge with me in my first post stating UK government putting further restrictions on supply. My poor choice of words. A better description should be to say they’re not doing alot to increase supply.
Nutirant neutrality is an issue that they are taking steps to manage but has so far been rebuffed when they tried to deal with it in parliament so they’ve looked at other ways to unlock those.
Here’s the latest article referring to a Lichfield report on the “anticipated” nppf effects. Caviet, it hasn’t been released yet and it’s been stated the reason is they are still listening to comments.
@Wulfy is 100% correct here, if the UK government was actual serious about supporting house builders and the construction industry more widely they have prioritised it. Instead they’ve cycled through housing minister like a temp agency, we’re upto 16 in this government and 7 in the last two years!
Jenrick was an alright one so was Gavin Barwell but I honestly can’t remember the rest. Shame they only last mere months!
Also want to point out that they may be trying to unlock 100,000 houses through changes to the effects of nutrient neutrality (which imo should be water companies anyway - more info on that if anyone’s wants to search for it) but that is merely 1 and a half years worth of anticipated loss of housing supply that the industry expects will come from the proposed changes to nppf which is estimated at a loss of 77,000 per year!
I’ll say again though, nppf hasn’t been released and the government are still listening, so hopefully this changes.
Just a month to go till the final results come out, should be a good one (not as good as 2022 but better than forecasted). Here’s hoping for a decent dividend.
There are improving signs, industry wide, but it’s very early days. With house prices stagnating / falling over the past 18 months and cost rising there will need to be some significant cost savings if these builders are to return to pre Truss margins.
There is also the fact that should house building kick back in then you’ll see more material price inflation due to a lag in supplies coming back on stream. I.e brick factories take a long time to get kilns fired back up and production running at full speed. That says nothing for the on going labour shortage - it’s not exciting to be 18 and doing a plumbing apprenticeship but is a fast route to very good money.
I’m happy with Persimmon, I’m sat on a healthy profit (managed to average down when they were sub 10) so any dividend is pure profit for me. I don’t think I will buy anymore I’m a bit too too heavy in this share. I’ll use the dividends to shore up my other investments. Here’s hoping for 20 plus in a few years time.
Hello all this share has triggered my 20% profit point and I’m thinking of selling. The question is what do we think of the housing market at the moment?
It’s one way or the other in my opinion, if interest rates drop this will go back to being a 20 plus share, if not this could go back to 12 ish.
In my opinion, there could possibly be another leg up on this if the consensus inflation rate lands on wednesday. I might look to sell my small holding at that point if it occurs.
This is so funny, Barratt plan to buy Redrow and so Persimmion can’t be seen to do nothing so are ‘interested’ in their own high quality builder to strip the quality from.
