UK REITs in ISAs šŸ‡¬šŸ‡§

If itā€™s not added by the end of this calendar week, I shall open an ISA with another provider on Monday of next week.

Sorry but Iā€™ve had enough of the ā€œcoming soonā€ on this one and I do admit Iā€™m starting to (openly so) grow impatient.

I havenā€™t made any subscriptions in any S+S ISA this tax year, so I do have the options available.

Itā€™s either buy it in an ISA, or go without as I canā€™t be bothered with the tax hassle of PIDs. Going without is starting to get old quickly.

I will be keeping my FT ISA going though unsubscribed for this year.

Company update would be much appreciated on this. Is it in progress with an expected implementation date? Every other broker has REITā€™s in an ISA. I understand there is work required but customers should be kept informed (please).

Back in May @adam said he was ā€œNot sure about the UK REIT/ISA issue tbh, but will ask the product team.ā€ Hopefully he hears back and we get an update soon.

Hello, would anyone else like REITs such as reci, Soho, csh etc to be available in the isa and sipp accounts to provide tax sheltering.
This appears to be on free trades future plan. see the response from Alan(free trade) below. Please vote to speed this up.

Yes, we do have plans to offer this in the future. :blush:
To provide you with some context - Real Estate Investment Trusts (REITs) charge 20% tax if they issue a distribution (dividend) as a property income distribution (PID). This isnā€™t applicable for any REITs in ISAā€™s, so the 20% should be refunded to ISA customers in this instance. We donā€™t have the means to do this just yet so we avoid this by not allowing REITs to be purchased within these account types.
Weā€™re hoping to offer this soon though.

Does anyone know if Dodl by AJ Bell offers REITs in ISA?

I have a newly opened SIPP with Dodlā€¦ They have a very limited amount of stocksā€¦ The only REIT available is British Land. They also have 2 house builders & an L&G Global Real Estate index fund. I believe they are available in ISA also.

REITs can be kept in freetrade SIPPs anyway. The issue is specifically around RIETs in ISAs because of how some RIETs pay income via PIDs which are taxed before you receive them. You shouldnā€™t get taxed in the ISA so you should get the 20% back. Freetrade doesnā€™t have a setup to support this yet, hence no RIETs in an ISA but you can get them in other accounts.

Last I saw, you couldnā€™t hold UK Reits in a Freetrade Sipp either. Glad to hear thereā€™s been some progress!

Yes, I believe they are but there is currently an issue of the reduced tax from the shares with an ISA account. You may be able to get round this via a property ETF such as https://www.ishares.com/uk/individual/en/products/251801/ishares-developed-markets-property-yield-ucits-etf, but someone with more experience may be able to guide you further.

I was stung by the 20% tax with a REIT and then sold them all on FT and never went back. Would revisit if they were available in an ISA

I would love to see REITS be available in an ISA. Its frustrating having to only have them in a GIA.

Do we have a time frame for when we can put REITS in are ISA, as there a key part of my portfolio

Is there any update on this? Adam had said he was going to look into this, so hoping we might be able to get an answer @Freetrade_Team
