UK REITs in ISAs šŸ‡¬šŸ‡§

Hi I have a UK reit in my ISA and I donā€™t think itā€™s supposed to be there as I canā€™t buy more and it says I can only trade in general account?? The stock in question is londonmetricā€™ please advise.

Can you sell or is that greyed out too?

I seek to be able to sell itā€™s just buy thatā€™s gray
But does say it cannot be in there and need to switch to general account to buy

The reason UK REITs are not supported in FTā€™s ISA yet is because FT havenā€™t built a way to claw back the 20% tax from the PIDs.
So essentially youā€™re missing out on that 20% by investing in REITs using FT at the moment. This was supposed to be resolved with the new investment platform but not heard anything. If REITs are essential to your ISA portfolio then another broker may be an option

Can I get that reit swapped.over.to.my general account then? Or is it stuck? Iā€™ll just have to sell

You just have to sell and rebuy in your GIA

Important information:

Property income distributions (PIDs) paid by UK REITs are subject to a 20% withholding tax.

PIDs paid into ISAs are tax exempt. Freetrade will reclaim the withholding tax and distribute to ISA holders approximately 30-60 days after the PID is paid.

A reminder that an ISA is available as part of the Standard or Plus plans.

How will reclaimed PIDs show up in the activity feed? Will it be as an additional dividend entry or something else?

Hallelujah! :pray: Itā€™s great to see some long-standing issues like this being ironed out lately.

Does this also apply to Sipps, @Damon? (I think Iā€™m right in saying you couldnā€™t hold Reits in Sipps with Freetrade either.)

Hi @Eden,

The actual PID itself (minus withholding tax) will appear in the activity feed as a normal dividend which you can tap for more information.

Weā€™ll send a message to confirm when the delayed reclaim component has been paid to you, but it will appear as generic investment income for the time being. We recognise that thereā€™s room for improvement here and itā€™s something weā€™ll look at in future. :pray:

Thanks for the kind words, and youā€™re right in thinking that REITs were GIA-only until today.

Now that weā€™ve ticked-off ISAs, the team are currently looking at how we might operationally support inclusion in SIPPs too. No timelines to provide at this stage, but itā€™s on our radar!
